Brick walls last a long time in New York, but the mortar between the bricks does not. Freeze-thaw winters, rain and age wear the joints down until water starts getting into the wall. Repointing means grinding out the damaged mortar and replacing it with new mortar so the wall is sealed again.
Signs your brick needs repointing
- Mortar that is crumbling, sandy or recessed deep behind the brick face
- Gaps or cracks in the joints, especially stair-step cracks
- Loose or shifting bricks
- Water stains, peeling paint or damp spots on interior walls
- White salt deposits (efflorescence) on the brick
Why it matters in NYC
Once water gets behind the brick, every winter makes it worse: water freezes, expands and pushes bricks and mortar apart. Small mortar problems become spalled brick, interior leaks and, on taller buildings, facade conditions that show up in a Local Law 11 inspection. Repointing early is far cheaper than rebuilding a wall later.
What proper repointing looks like
- Old mortar is cut out to a consistent depth without damaging the brick edges.
- Joints are cleaned out so the new mortar bonds.
- New mortar is matched to the building: older brownstones and row houses often need a softer mortar than modern cement, so the brick is not damaged as the wall moves.
- Joints are packed in layers and tooled to match the original profile.
- Damaged bricks are replaced where needed.
Repair or repoint everything?
Not every wall needs a full repoint. Often only the most exposed areas, such as parapets, chimneys and walls facing the weather, need work now. We inspect the whole facade and tell you honestly what needs doing now and what can wait.
